Some buyers are trying to save for a downpayment, improving their credit to qualify for a home loan, or just waiting for interest rates to become more affordable. All the while, the right home may be passing them by. To give more options for home buyers, our partner allows you to lease a home currently for sale to rent for up to two to three years, while locking in a future price. It is a great hedge against an uncertain housing market. You can purchase at any time and leave after each 12 month lease period. Whether you are just moving to Charlotte and you don't know where to live or you’re not quite ready to close on a house, let us provide you with a flexible option.

The Process

1. You will qualify as a renter, as you would with any lease. This is a much easier process than qualifying for a mortgage. Credit scores as low as 500 are accepted into the program.

2. You work with an agent from our team or network to visit homes and find the one right for you.

3. Once you find your home, our partner will use their funds to make an offer for the purchase. Once purchased, they will lease the home back to you with a "right to purchase" during your lease.

4. Once the home is purchased, you will sign a lease with our partner and move into the home as a renter. 

After you have moved in, you will have the right to purchase the home for the next 3 years. Each lease is 12 months. During this period, you can improve your savings, increase credit score, etc.

6. If for someone reason the home or neighborhood is not right for you, you can move out of the home at the end of a 12 month lease. You are at no point required to purchase the home.

WHILE RENTING YOUR HOME, YOU CAN:

5. Close and Move-In: After the home sale closes, you’ll rent the home from our partner and move in right away – or start minor renovations. Your rent will be about the same as your mortgage payment, and you’ll only be charged for the days you use.
6. Buy back your new home: Once you finalize your mortgage, you’ll close on your new home by buying it back from our partner. This typically takes 21-35 days.

*When using our lending partners for the final mortgage on your home purchase along with our representation, the fee for the program will be covered by both our credits/rebates. If you use a 3rd party lender of your choice, there would be a 2% fee to the tech firm.
